Common Boiler Problems
- Rusting
If your unit is showing signs of rusting, contact a professional tech right away. Rust is the number one killer of boiler systems. Once the metal becomes compromised a patch can be installed, but it will usually only get you a few more years of service. It’s a temporary fix to give you time to save up for a new unit. - Leaks
Leaking from the boiler itself can be a tricky situation. Most leaks are due to failed seals in the water pump but other can happen from mineral build-ups in the radiant pipes. The pressure in the system increases and forces water out at its weakest point. The leak can be patched, but it is usually better to remove the affected line and replace it. Other leaks can be due to faulty bleed valves and pressure release valves. - Failing Chimney Liner
Excessive heat or age can cause chimney liners to fail. The biggest problem with this is the damage that can be done to the structures surrounding the chimney. Warped wood can create weak points in the entire house roof structure. - Water Pump Bearings Failing
If you are hearing a grinding sound whenever your boiler kicks on, you’ve got bad bearings in your water pump. This is a death sentence for the pump and it will need to be replaced in short order. One of the easier boiler repairs on the list is the pilot light. Most of the time we can simply clean the residue away from the pilot and everything will work just like new. Thermostats go bad. If yours does, we can replace it in about 10 minutes. Usually these problems present with uneven heating or a failure to reach or maintain the desired temperature in the home. - Air In The Lines
Air in a closed system is a bad sign. You may hear pips banging or have areas furthest away from the boiler not receiving any heat. If these things happen, you have a leak. If you have an open system (like most residential boilers) then you may simply need to bleed the lines periodically to remove air form the system. - Warped Boiler Doors
Cheap boiler doors can warp. Even steel doors can warp over time. If your boiler doors are warping they are releasing combustion gases into your home. These can include carbon monoxide – a very deadly gas. We can repair these leaks with high temperature caulk or a ceramic rope gasket. If the door is too warped to fix, we may be able to replace it with a new one or suggest you have a new boiler installed for your family’s safety. - Carbon Build-Up
If you can’t remember the last time you had your boiler cleaned, there’s a good chance that there is significant carbon soot build-up. This reduces the efficiency of your burner and increased the amount of combustion gases produced. A simple cleaning can increase your boiler’s efficiency and increase indoor air quality in one go.

Most of the time the newer unit will be smaller than the one currently installed in your home. That’s because older models had efficiencies between 45 and 60 percent while new ones are up to 85 percent efficient. Instead of a 170,000 BTU unit, you may only need a 120,000 BTU one.
